We act as the client-side project coordinator for renovations: we structure the process, align the right specialists, control decisions, and keep scope/budget/timeline documented.
We are not the contractor and we don’t replace specialist designers/engineers when they’re required — we coordinate them.

2) How does the process work (from first call to handover)?
Typical flow: intake call → site visit / review → clear scope + priorities → contractor selection/tender → planning + kick-off → site coordination + progress checks → punch list + handover.

Fees depend on scope and complexity. We typically work with a fixed fee, hourly rate, or a hybrid (fixed for defined phases + hourly for variable coordination).

4) Do I need a permit (omgevingsvergunning) — and can you manage that?
Some works require permits and some don’t; it depends on what changes (structure, façade, extensions, protected elements, etc.).
We can define the permit strategy and coordinate the required specialists, submissions, and municipality communication.

5) How do you choose contractors and keep quality/cost under control?
We help you compare quotes properly (same scope, same assumptions), reduce gaps, and set up clear agreements. During construction we manage documentation, change control, and site follow-ups, so cost increases and misunderstandings don’t quietly multiply in the dark.

6) Can you run the project if I’m abroad / busy / not fluent in Dutch?
Yes. We work in English and Dutch and provide weekly structured updates with decisions clearly documented, so you can stay in control from distance.
